MahaRERA to accept clearance certificates of housing projects only through official email IDs of civic bodies

The Maharashtra Real Estate Regulatory Agency (MahaRERA) has said henceforth it will accept regulatory clearance certificates such as commencement certificates and occupancy certificates of housing projects only if they are sent from the official email IDs of municipal corporations.

This is being done after recent incidents where it was found that builders keen to register their projects submitted fake certificates directly to MahaRERA.

A letter to this effect has been sent to all builders. For obtaining MahaRERA registration for projects, builders need to submit all regulatory clearance certificates to the agency. Recently, it was found that developers from the Kalyan-Dombivli Municipal Corporation (KDMC) jurisdiction had submitted bogus documents to get their projects registered.

Subsequently, MahaRERA reached out to the Urban Development department seeking directions to municipal corporations to have official websites where these documents can be submitted. Other than the Brihanmumbai Municipal Corporation (BMC), no other civic body has such mechanisms in place. MahaRERA has now set up a dedicated email id on which it will receive clearance certificates. It said only documents sent by municipal corporations through their official email ids will be accepted.

Meanwhile, realtors said while the move will bring in transparency, municipal corporations also need to be swift in sending these documents to MahaRERA. “MahaRERA with all valid documents used to allot registration number in just eight days. However, now due to delays by authorities concerned in sending these documents the registration process could get further delayed,” Hitesh Thakkar, a city-based developer and National Real Estate Development Council West Maharashtra vice-President said.

MahaRERA collects Rs 11.85 lakh penalty from developers

The Maharashtra Real Estate Regulatory Agency (MahaRERA) has collected Rs 11.85 lakh penalty out of a total Rs 18.30 lakh from developers over failure to publish/disclose registration numbers during advertisement of projects.

For real estate projects having more than eight inventories or more than 500 sqm of area, MahaRERA registration number is mandatory. MahaRERA gave notices to 197 developers across the state on Thursday. Ninety developers paid penalties ranging from Rs 10,000 to Rs 1.5 lakh. Out of the 90 developers, 52 are from Mumbai, 34 from Pune and four from Nagpur.
