PMC to issue property tax bills from May 1

Verification of PT-3 forms seeking 40% rebate led to delay

The Pune Municipal Corporation (PMC) will start sending property tax bills for financial year 2025-26 from May 1, instead of the usual April 1. The delay is due to the ongoing verification of PT-3 applications submitted by property owners seeking 40 per cent concession on residential properties.

Pratibha Patil, Deputy Commissioner of PMC’s property tax department, confirmed the delay, explaining that the pending verification made it impossible to issue bills at the start of the financial year. “As the review of applications for a 40 per cent concession is still ongoing, property tax bills will be issued from May 1. Residents should take advantage of the available discounts and ensure timely tax payment,” she said.

Despite the delay, taxpayers can still benefit from a rebate of 5 per cent to 10 per cent if they pay their property tax before June 30. Under normal circumstances, PMC offers these discounts on payments made before May 31. The 40 per cent concession applies to property owners who reside in their own homes, as per state government regulations. To avail of this benefit, owners had to submit PT-3 application forms. So far, around 1.5 lakh to 1.75 lakh applications have been received across different municipal offices.

Processing these applications has taken longer than expected due to a shortage of staff in the property tax department. Additionally, over the past two months, the department has been focusing on revenue enhancement, further slowing down the verification process.

According to Patil, issuing bills without updating records could cause inconvenience to taxpayers, as many would have to visit municipal offices for corrections. To avoid this, the department has prioritised verifying all applications before generating bills.

The verification process is expected to be completed within a month, allowing the PMC to start issuing bills from May 1.
