In Delhi,some options are available in South Delhi in the areas of Sant Nagar,Defence Colony and Greater Kailash I. 2 BHK flats are available in the first two areas while 1 BHK apartments can be availed of in Greater Kailash I. Nehru Enclave in Kalkaji also offers 1 BHK apartments. While the area of these apartments ranges between 700-900 square feet,a 650 square feet 1 BHK flat can be found in Rajendar Nagar in West Delhi.

Vasundhara Enclave near Noida offers 2 BHK flats spanning 1200-1400 square feet,for rent at this rate. Within Noida,Sector 26 and Sector 93A have 3 BHK flats available at this rate,of about 1800-1900 square feet. In Ghaziabad,a 3 BHK apartment of 1623 square feet can be acquired in Assotech Windsor Park.

Dwarka offers 3 BHK flats of area 1280-1600 square feet in Sectors 3,22,10 among others. 3 BHK society flats of area 1800 square feet are available in Sector 56 of Gurgaon. 2 BHK builder floors of area 1400 square feet are available in Palam Vihar near Gurgaon. Other areas could be Charmwood Village and Faridabad.

This is a budget that can open up a variety of options for the middle-level consumer who is not keen on premium options. Said Pradeep Mishra,broker with Sainik Estates,“Maximum options are available in this budget in many areas,even in upscale South Delhi. For professionals who need an affordable home close to their workplace,this budget is suitable. However,no premium options are open within this budget.”

Chandigarh

The demand of residential property in the city exceeds the limited supply both for rent as well as purchase. The proximity of the city to other states,quality education and good employment opportunities attracts students as well as professionals from various places. The city is popular for its rented and paying guest accommodation leads to huge demand of rentals resulting in the rentals on a higher side.

“The property prices in Chandigharh being on a higher side,the rentals too follow the same trend. The rentals in Mohali and Panchkula are slightly on a lower side as compared to Chandigarh. Within a budget of Rs 15,000 a 10 marla house can be taken on rent in a few selected sectors. Sectors like 16,18,20,21,27 and 28 offer a two to three bedroom independent house on either first or second floor. If one wants to go for the semi furnished types,then he has to compromise with the area as three bedrooms are then replaced by two,” said property consultant Mangat Rai Baboota.

In the northern posh Sectors like 7,8,9 or 10 the rentals are on a higher side which may extend to Rs 18000-20000. There is very minimal possibility of finding an independent three bedroom house within this budget.

Sector 15 which is right beside the university campus has always been in demand by the student community. Students both for their higher studies as well as those for coaching prefer this sector so the rentals are also high here. A 10 marla three bedroom house on ground or first floor is available in Rs 15,000. A smaller 6 marla independent semi furnished house can also be available.
