Indirapuram in Ghaziabad and Crossing Republic at NH 24 offer 2 BHK apartments between Rs 25 and 30 lakh. 2 BHK flats of 1000 square feet can be bought at Rs. 25 lakh,while flats with 2BHK and study can be acquired at Rs 30 lakh. These apartments also come with a study. Rajnagar Extension on NH 58 offers 3 BHK apartments at this rate. On the Faridabad side,Neher Paar offers 3 BHK flats in Sectors 86,78,88,89,76,77. Sainik Colony in Sector 49 has 160 square yard plots available at this rate,while 250 square yard plots are available in Sector 2.
Duplex builder floors over 173 square yard plots can be found in Palam Vihar near Gurgaon. Sushant Lok I and II has 66 square yard plots in Sectors 55 & 56,housing 2 BHK ready flats at this rate.
Options within Delhi at this budget are limited. “It would be difficult to acquire homes in group housing in Delhi,at this rate. Builder floors would be more easily available,” said Pradeep Misra,broker with Sainik Estates. Builder floors of 3 BHK within 1200 square feet are available in Malviya Nagar Extension. Sector 16 in Rohini offers 1 BHK apartments in this budget,under an extendable housing scheme.
While limited options in Chandigarh are available within the budget of Rs 30 lakhs,one can find various options in Panchkula and Mohali as well as on the outskirts of the tri-city like Kharar,Zirakpur and Dera Bassi. Where a reasonably decent flat by an approved developer can be bought on the outskirts,only a plot and that too in the developing areas of the tri-city is available.
Within the budget of Rs 30 lakh in Chandigarh very limited options are available. Only floors can be bought in some of the sectors like Sector 20,22,23 and 30. A five marla first and second floor house is available in around Rs 30 lakhs. If one has options open for flats too,a MIG flat is available which starts from this budget. The two bedroom flat with drawing and dining are in Sectors 44 C and D.
